BDA Extends Ekamra Residency Application Deadline to November 30
BHUBANESWAR: The Bhubaneswar Development Authority has extended the Ekamra Residency Application deadline for Ekamra Residency at Subudhipur to November 30. The month-long extension gives prospective buyers more time to apply for 496 flats offered in the current allotment round. The earlier closing date was October 31.
The offer includes 288 two-bedroom-plus-study flats and 208 two-bedroom flats across two blocks. Eligible applicants will be selected through a lottery. The apartments are ready to move into and will be allotted on a freehold basis, with one year of complimentary maintenance.
The Ekamra Residency Application extension follows a slow response during the initial application period. In late October, the number of applications stood at around 200 against the 496 flats on offer. That was a snapshot before the original deadline, not the final tally for the extended scheme.

More Time to Apply as BDA Revises Fee Treatment
BDA opened the Ekamra Residency Application process on September 18. Applicants now have until November 30 to complete registration, submit documents and make the payments required under the scheme. The extension changes the application deadline; it does not itself announce a lottery date.
The authority has also changed how the Rs 10,000 application fee will be treated. For successful applicants, the amount will be adjusted against the flat’s cost. Unsuccessful applicants will receive the full Rs 2.1 lakh paid at the application stage. That amount comprises the Rs 10,000 fee and a Rs 2 lakh security deposit.
This is a change from the initial terms, which described the application fee as non-refundable. The later clarification is therefore important for people using an older brochure or an earlier application announcement.

The project covers about 7.34 acres. BDA describes it as a completed housing development with two-bedroom and two-bedroom-plus-study apartments. The 496 flats relate to the current allotment phase, rather than a statement that every apartment in the wider project is included in this round.
Ready Homes and Amenities, But Pricing Draws Concern
The project has several shared facilities. BDA lists parking, a community centre, a gym, a rooftop swimming pool, lifts, security arrangements and power backup. The common areas form part of the completed development. (BDA website)
Other listed features include a sewage treatment plant, water recharge facilities and round-the-clock CCTV surveillance. The buildings use reinforced cement concrete structures designed for earthquake resistance. These are design features, not a claim that any building is free from all risk.
The facilities include:
- Covered car parking
- A community centre and gym.
- A rooftop swimming pool.
- Lifts and power backup.
- Security and CCTV systems.
- Sewage treatment and water recharge facilities.
Despite the amenities, price has been a concern for some buyers. The two-bedroom flats were listed at about Rs 78.36 lakh to Rs 79.95 lakh. Two-bedroom-plus-study units cost up to about Rs 96.82 lakh, excluding additional charges. The exact amount depends on the flat category and other scheme terms.
The price range has raised questions about access for middle-income households. Even where the application deposit is refundable, a buyer must still be able to fund the final flat price and other costs. The Rs 2.1 lakh initial payment is not the price of the home.
BDA has announced GST relief and a stamp-duty concession for successful applicants. The available notices describe a 5% stamp-duty exemption. Buyers still need to check the Ekamra Residency Application order and registration calculation to establish the precise amount payable in their case.
