Noida Plot Scheme – The Noida Authority listed industrial, institutional and commercial plots for allotment through interviews and e-auctions under a set of 2026–27 Noida plot scheme. The offer covered sites for factories, schools, hospitals, nursing homes, corporate offices, commercial projects and hotels across several sectors.

The advertisement set May 19, 2026, as the Noida Plot Scheme opening date. Applicants had to submit the earnest money deposit (EMD) by 5 pm on June 9. The final submission deadline was 5 pm on June 11. Those dates have passed.

The notice does not state whether any plots remain available or whether the deadlines were later extended.

The listed plots varied widely in size and cost. Industrial sites included small plots for manufacturing and processing units. The commercial offer included large development sites, smaller builder plots and three hotel plots.

Schools and hospitals were listed for interview-based allotment, while most other categories were offered through e-auction.

Industrial And Institutional Plots Across Several Sectors

The industrial Noida Plot scheme, numbered NOIDA/IP/E-AUCTION/2026-27/01, listed 18 plots. These were spread across locations including sectors 3, 6, 7, 9, 10, 80, 162, 164 and 67, along with other industrial areas. All listed industrial plots were marked for e-auction.

The industrial plot sizes ranged from 58.56 square metres to 5,358 square metres. The size range gave applicants a choice between compact sites and larger premises for manufacturing or processing operations. The advertisement specified a reserve price and EMD for each plot.

The institutional offer under Noida Plot Scheme covers four uses:

  • Senior secondary schools
  • Hospitals
  • Nursing homes
  • Corporate offices

Two school plots were listed. One was in Sector 19, measuring 18,954.97 square metres. The other was in Sector 42, measuring 5,230 square metres. Their stated total costs were about Rs 143.27 crore and Rs 21.53 crore, respectively. Both were to be allotted through interviews.

The hospital category included a 10,680-square-metre site in Sector 117 and a 10,224-square-metre site in Sector 145. Their listed costs were about Rs 70.17 crore and Rs 89.93 crore. These, too, were marked for interview-based allotment.

The nursing home plots were in sectors 47 and 41. Two corporate office plots were listed in Sector 153, each measuring 1,950 square metres. The nursing home and office sites were offered through e-auction.

Commercial Offer Includes Builder And Hotel Plots under Noida Plot Scheme

The commercial section covered builder plots both above and below 20,000 square metres. It also included hotel sites in sectors 71, 124 and 142.

Three builder plots larger than 20,000 square metres were listed in sectors 18, 96 and 93B. Their areas ranged from 23,454.44 square metres to 37,058.5 square metres. Two smaller builder plots were listed in sectors 94 and 18.

The key categories and locations were:

Plot CategoryListed LocationsAllotment Method
IndustrialMultiple sectors and industrial areasE-auction
Senior secondary schoolSectors 19 and 42Interview
HospitalSectors 117 and 145Interview
Nursing homeSectors 47 and 41E-auction
Corporate officeSector 153E-auction
Commercial builderSectors 18, 94, 96 and 93BE-auction
HotelSectors 71, 124 and 142E-auction

The three hotel plots measured 7,500 square metres, 12,570 square metres and 7,672.57 square metres. Each had a listed floor area ratio, or FAR, of 3 and ground coverage of 40%. Their total reserve prices ranged from about Rs 148.69 crore to Rs 245.89 crore.

The builder plots had different FAR and ground coverage limits. Most carried an FAR of 4 with 50% ground coverage. The Sector 93B plot carried an FAR of 2.5 with 50% coverage. Applicants therefore needed to read the conditions for each site rather than assume the same building potential across all plots.

Noida Plot Scheme -Deposits, Tax and Plot Sizes Form Key Conditions

The advertisement set separate deposit requirements for different plot categories. Institutional plots carried an EMD of 10% of the stated cost. Commercial tables showed different deposit amounts based on payment plans A, B or C. Processing fees were also listed for commercial sites.

The Authority said plot areas were tentative. The final area could increase or decrease when possession was handed over. This made the stated size an initial reference, rather than a fixed handover figure.

The notice also said the total premium excluded GST. Successful bidders would have to pay GST, where applicable, above the auction premium and other payments due to the Authority. Tax would apply under the relevant provisions of the CGST Act, 2017, and subsequent changes.

The advertisement directed applicants to the designated HDFC Bank auction portal. However, it does not provide auction results, successful bidder details or a fresh application window. Its dates and reserve prices should therefore be read as terms of the advertised offer, not proof that the plots are currently open for allotment.
